The Consulting Services offered by Tenfold Real Estate Partners are tailored to each project and its requirements as determined by the owner. Each project is different and requires its unique approach to achieve a client’s objectives.

Our vast knowledge and understanding of the full deal life cycle from development thru disposition, allows us to provide a wide range of services to other developers, owners, operators, investors, and lenders.  Our menu of services includes, but are not limited to the following:

  • Design and Approvals – Manage the design team from conceptual designs to construction documents, as well as lead the development team thru the required governmental approval process including zoning, entitlement, planning, building department all the way to permit issuance.
  • Construction Owner Representatives – Management of the entire construction project from shovel in the ground all the way to certificate of occupancy and move-in, from overall project budget, schedule review and oversight, bidding process, value engineering, general contractor selection and contract negotiations, insurance evaluation, construction activities, project close out and occupancy.
  • Financial Analysis and Investment Feasibility – Full underwriting through dynamic modeling with sensitivity analysis, waterfall distributions, project return analysis and GP/LP return analysis.
  • Equity and Debt Placement – Oversee the placement of equity and debt including:
    • Equity – prepare investment memorandum/pitchbook, identify appropriate outside investors through existing Tenfold relationships, oversee the solicitation process, guide owners through selection of investor, assist drafting and preparation of term sheet or memorandum of understanding and closing.
    • Debt – prepare lender pitchbook/application for construction or permanent financing, identify best fit lending institutions for the project, oversee the solicitation process, guide owners through selection of lender, review lending term sheets and closing.
  • Structuring, Legal and Document Review – Evaluate client’s ownership, operating, financial and tax goals recommending appropriate deal structures to achieve all or some of the foregoing objectives. Assist overseeing outside legal counsel by reviewing and participating in all project, equity and lending legal documentation including, but not limited to declarations of condominium, creation of associations, their governance and negotiating and reviewing entity operating agreements, loan documents and management agreements.
