Midtown Tampa

Location:  Midtown Tampa, Tampa Bay, FL

Description: development, design and construction of a 1.8 million square foot mixed-use project containing 210,000 sf of Retail, 390 Multifamily Units, 226 Key Dual Brand Hotel, 730,000 sf of Office.
Key Role: Lead Master Developer activities involving land assemblage, finance, investment analysis, legal, development, design and construction.  Initially part of Master Developer Senior Executive Management Team then as third-party consultants.
Contribution Highlights: Lead with assembling the 20-acre site; obtaining rezoning and all entitlements; subdivision plat application and approval; procure horizontal loan, perform underwriting and investment analysis for 210,000 sf lifestyle retail component; oversee design, budget and construction of 2000 space parking garages; coordinate all development and design with multiple design firms; oversee and coordinate all project legal work and documents including joint ventures and shepherding the real estate and financial closing among five developers, five lenders and four institutional and private investors totaling $300 million.

Cortlandt Crossing

Key Role: Hired by owners as third-party consultants to assist with equity recapitalization.
Contribution Highlights: Replace significant portion of sponsor equity with new outside institutional investor having $2.5 billion of real estate assets under management.

Cincinatti Suburb

Location:  Cincinatti (suburb), OH

Description:  Core-Plus 85,000 sf office building in a highly visible highway location close to residential neighborhoods offering executives and business owners a nearby, easily accessible business location. In-place rents 20% below market.

Key Role: Lead acquisition, financing, leasing and asset management of asset.

Contribution Highlights: Lead the acquisition, due diligence and financing as well as the review and selection of new leasing agent and property management firm overseeing both as owner in asset management capacity and managing capital improvement projects. Improved overall leasing process, marketing efforts and operating efficiencies by 10%.

Cincinatti Ohio Reposition

Location: Cincinatti, OH 

Description: A 79,000 sf attractive brick flex office building with above market vacancy located within excellent proximity to downtown Cincinatti several blocks from CBD. The property sat on one of the largest redundancy fiber optic SONET rings for technical business demands giving it direct access to multiple fiber lines offering tenants requiring redundancies a unique opportunity to expand or establish new operations. Our value-add strategy included purchasing the 25% vacancy building at substantial discount to comps and converting flex spaces into open office spaces at much higher rents.

Contribution Highlights: Lead the acquisition, due diligence, financing and business plan execution for value-add strategy including the review and selection of new leasing agent and property management firm. Reduced operating expenses by 5%; expanded and extended key tenant AT&T; and improved overall occupancy close to 85% prior to my departure.

Cincinatti Ohio Suburb

Location: Cincinatti (suburb), OH 

Description: Value-add 120,000 sf office and flex/office buildings located in Cincinnati’s well known bedroom community of Blue Ash. Acquired property at 75% occupancy and realizing only about 2/3rds of it gross income potential.

Contribution Highlights: Oversee the new marketing campaign and capital improvements to enhance property’s appeal in an effort to lease up the vacant space in an environment with increased leasing activity. Achieved better operating performance with almost 5% reduction to operating costs and lifting occupancy to almost 82% during short period of time.
